1794 Cascades

Selling now Townhome-style condos Townhomes Potomac Falls, Loudoun County

The builder describes it as “NOW SELLING” — Stanley Martin — 1794 Cascades community page (opens in a new tab), checked 2026-11-01.

A Stanley Martin community of townhomes and townhome-style condos off Route 7 in Potomac Falls, in eastern Loudoun County. It sits about six and a half miles from Dulles airport in a straight line, and the builder lists it as now selling with a small number of homes left.

46308 Cranston St., Potomac Falls, VA 20165

You will see this address written both ways. The builder’s community page says Potomac Falls and its individual home listings say Sterling — same ZIP code, 20165, and the same place. Potomac Falls is the postal and Census name; Sterling is how most people and most listing searches refer to the area.

We are not printing a price here

We have the builder’s current figures. We are not publishing them, because a price on this page is a promise we have to keep, and builder pricing and incentives at this community moved inside the window we spent checking them. A number that is three weeks old costs you more than no number at all — it sets your expectation before you walk in.

Text or email and you will get what the builder is quoting today, plus what we think is actually negotiable on top of it.

The builder’s own page is the authority on price and availability: Stanley Martin Homes — 1794 Cascades (opens in a new tab). Read it before you visit; just do not sign in there before we have spoken.

We are not listing the sales office’s direct number. Calling or walking in before your agent is registered is the single most common way buyers lose representation at a new-construction community — and it cannot be undone. Text us first; registration takes a minute.

Local rules and rates change. Confirm anything you are relying on with the county, the builder or the school division before you write an offer.

Dulles, and what the overlay district actually requires

Loudoun County maps three airport-noise tiers around Dulles. They are not advisory labels: inside the Ldn 60–65 tier, the developer must tell you in writing at the first sale that the property is in the district, new construction has to be acoustically treated, and an easement granting the right of overflight above the property must be in place before the house is built.

We queried the county’s adopted map at the address the builder publishes, and no tier is mapped at that point. We only treat an empty answer as an answer because the same check returned the expected tier at a control point over the airport — an outage and “no noise designation here” look identical otherwise. Boundaries can cut through a single property, so confirm your exact lot with Loudoun Planning and Zoning.

What we have not confirmed about 1794 Cascades

These are real gaps, listed on purpose. A page that shows only what it knows lets you assume the rest was checked — so here is the rest, and who to ask.

  1. What is the monthly condo or HOA fee, and what does it cover?

The builder publishes no fee anywhere on this community’s page, and these are townhome-style condos — a condo association almost always charges one, and it changes what you can afford.

Ask for the association’s budget and resale disclosure packet in writing

  2. Is the home a condominium or a fee-simple townhouse?

The builder types some homes here “Condo” and others “Townhouse”. They look alike and are legally different: what you own, who insures the roof, how you are assessed for repairs, and how some lenders treat the loan all change.

Ask which legal form each specific home is, and get it in the contract

  3. What is the builder’s registration rule for keeping your own agent?

Builders differ, and getting it wrong usually costs your representation at that community permanently. We have not verified Stanley Martin’s current rule in writing.

    Confirm before the first visit

  4. Which utilities and internet providers serve these addresses?

Eastern Loudoun has both public water and sewer and well-and-septic pockets, and provider coverage changes street by street. We have not verified it for this address.

Timing is everything. Most builders only recognise your agent if they're registered at or before your first visit. Walk in unrepresented and you can permanently lose representation at that community — so let's get this done first. Registering costs you nothing.

Text me the community — I'll register you before you go.

Send me the builder or community you're considering and I'll reply personally, usually within minutes, to get you registered before your first visit. Do not sign in at the sales office until we've spoken.

Frequently asked

Why doesn’t this page list prices for 1794 Cascades?

Because a price we publish is a price we are accountable for, and builder figures here change inside weeks — this builder’s closing-cost offer moved while we were checking it. We publish what we have verified and dated. For today’s numbers, text (703) 570-1074 or email raoulshah@heyleo.com and you will get the builder’s current sheet rather than our stale copy of it.

Do I need my own agent at 1794 Cascades?

Yes, and it has to be arranged before your first visit. Builders recognise your agent only if they are registered at or before that visit; sign in alone and representation at that community is usually gone for good. In most new-construction deals the builder’s co-op covers your agent’s compensation in full, but that is not guaranteed — ask what the co-op is at this community, because any shortfall against your written agreement is yours. Broker compensation is fully negotiable and is not fixed, controlled, recommended, or suggested by law or by any multiple listing service or association of REALTORS®. Stanley Martin Homes's own registration rule is the one that governs — confirm it before you go.

Is 1794 Cascades in the Dulles airport noise overlay?

We checked Loudoun County’s adopted Airport Impact Overlay map at the address the builder publishes, and no overlay tier is mapped at that point. Overlay boundaries can cut through a single property, so confirm your exact lot with Loudoun Planning and Zoning. For comparison, parts of Brambleton a few miles west are inside the Ldn 60–65 tier, where the builder must give written notice at the first sale, the house must be acoustically treated, and an overflight easement must be recorded before it is built.

Is this a condo or a townhouse?

Both, depending on the home — the builder types some as condominiums and some as townhouses, and they look alike from the street. The difference decides what you own, who insures the roof, how you are assessed for repairs, and how some lenders treat the loan. Ask which legal form a specific home is, and get it in the contract.

This page was last checked in full on 2026-11-04. Each fact above carries its own source and date, because they go out of date at different speeds — a county tax rate lasts a year and a builder’s availability count lasts days.
