How is buying land different from buying a house?
Financing (land loans usually want a larger down payment and carry shorter terms — the lender decides), due diligence (perc tests, wells, septic, easements, survey) and timelines all differ. The contract contingencies need to reflect what you actually need to verify.
What is a perc test?
A soil test that determines whether a site can support a septic drainfield — which is what decides whether you can build a home on land without public sewer. It is often the single most important contingency on unimproved land. The Virginia Department of Health oversees onsite sewage systems.
Can I get cheaper property taxes on farmland?
Many Virginia localities offer use-value ('land use') taxation for qualifying agricultural, horticultural or forestal land, which can meaningfully lower the assessment. Qualification rules and roll-back taxes vary by locality — verify with the commissioner of the revenue before counting on it.
Does rural Virginia have internet?
Increasingly yes — fiber has expanded across much of the state — but availability is strictly address-by-address. Confirm service with providers for the specific parcel before you commit; never assume.
