If the home sits in a FEMA Special Flood Hazard Area and you use a federally backed mortgage, your lender will require flood insurance for the life of the loan. Even outside those zones it can be worth pricing. Always check the address on the FEMA Flood Map Service Center and get a real quote early.

Can I build or replace a dock?

Docks and shoreline work generally require permits, and rules differ by locality and waterway. Whether an existing dock is properly permitted is a due-diligence question; new construction goes through the permitting authorities. We route the legal specifics to the right professionals.

What is the Chesapeake Bay Preservation Act?
