You may need less cash than you think
Most people believe they need twenty per cent down. For a lot of buyers in Virginia that is simply not the requirement — there are conventional, FHA, VA and USDA routes with far lower minimums, and Virginia Housing and several Northern Virginia counties run assistance programmes on top of them.
What you actually need depends on the price, the loan and where the home is. Put your own numbers in and see the real figure rather than a rule of thumb.

Register me before your first visit
The salesperson in the model home works for the builder. Most builders only recognise your agent if they were registered at or before your first visit to that community — walk in alone and representation there is usually gone for good. It is the one step you cannot undo.
How registration worksWhat you pay me, before you ask
3% of the gross sales price, agreed in writing before you are obligated to anything. Whatever the seller or builder pays for the same services is credited against it — in most deals that covers it in full, though it is not guaranteed, and any difference is yours. Broker compensation is fully negotiable and is not fixed, controlled, recommended, or suggested by law or by any multiple listing service or association of REALTORS®.
