He works directly with the builders
Raoul deals with Virginia builders and their sales teams first-hand, so he knows how each one prices, what they hold back, and when they move. He negotiates incentives, rate buydowns, design options and lot premiums on your side of the table — the builder’s on-site agent is doing the same thing for them.
Incentives and terms are set by the builder, change often, and must be confirmed with them in writing.
He owns in the Dulles corridor himself
Raoul personally owns investment property near Dulles, so Ashburn, Sterling, Herndon and the wider Loudoun corridor aren’t a territory he reads about — they’re where he writes his own checks for taxes, HOA dues and repairs.

He works deals anywhere in Virginia
Northern Virginia is home base and his licence covers the whole Commonwealth — Richmond, Hampton Roads, Charlottesville, the Valley. For a serious search he will drive to you. When a single showing needs covering sooner than a drive allows, he books a vetted licensed local agent through Showami to open the door, and stays your agent throughout: the offer, the negotiation and the closing are his.
Based in McLean and licensed statewide. Some showings outside Northern Virginia may be conducted by an independent licensed agent through Showami.
