What a mileage table can't tell you

Two homes, one price, very different lots

Walking quick-move-in townhomes in this corridor, Raoul has seen units at identical prices where one has a full-length driveway and the next has a half-width apron. A half apron means one car fits in the garage and nothing fits outside it — no second car, no guest, no delivery van. That shows up every day you live there and never appears on the price sheet. Ask for the driveway dimensions on the specific lot, not the community.

The monthly cost, not the sticker

Two homes can list at the same number and cost hundreds a month apart. An older townhome can carry an HOA fee several times that of a newer one, because ageing roofs, siding and private roads have to be funded from somewhere. A $300 monthly gap is $3,600 a year, and lenders count HOA dues in your debt-to-income — so a high fee quietly shrinks the loan you qualify for. Compare total monthly cost, never price alone.

Where your home sits in the build schedule

Raoul bought new construction in this corridor himself, and his was one of the last homes finished on the block — the crews were moving to the next community and the punch list got squeezed. He is working through his own one-year warranty list this year. Ask where your home falls in the phase, walk a finished home by the same crew, and treat the pre-settlement walkthrough as a real inspection.
