I negotiate the builder's deal on your side of the table — incentives, rate buydowns, options and lot premiums. In most new-construction deals the builder's co-op covers my compensation, and we agree the number in writing before you're obligated to anything. The one catch: I have to be registered before your first visit.
It only works before your first visit
Most builders recognise your agent only if they were registered at or before your first visit to that community. After you sign in alone, representation there is usually gone for good.

My compensation is 3% of the gross sales price, agreed in writing before you owe anything — and whatever the builder pays is credited against it, which in most new-construction deals covers it in full. Broker compensation is fully negotiable and is not fixed, controlled, recommended, or suggested by law or by any multiple listing service or association of REALTORS®. The sales agent in the model home works for the builder, not for you.
